How it works
Four steps.
One signed baseline.
Book. Walk. Report. Acknowledge.
From the first quote to the final PDF — what actually happens between you, the inspector, and your tenant. Every inspection closes the same way: with two signatures on the same baseline at the door.
Process
From quote to signed PDF
in four steps.
Each step closes a loop — booking locks the job, the walk locks the evidence, the report locks the record, the signature locks who agreed to it.
step 01
Tell us about the unit.
Address, size, and what needs documented. We send a flat quote — no subscription, no monthly platform fee.
step 02
A vetted inspector walks the property.
We match the job to the closest vetted local inspector. They arrive with the same checklist, the same report format, and the baseline your last inspection left behind.
step 03
Photo-rich, time-stamped report.
Every finding is captured with a photo, a room, and a local-time timestamp. The PDF arrives within 24 to 48 hours — same fields, same baseline format, every inspection.
step 04
Both parties sign at the door.
Before the inspector leaves, landlord and tenant compare their notes and sign the same baseline. One PDF. Two signatures. One timestamp. The step that turns a walkthrough into a record.
The acknowledgement step
The step that turns a walkthrough into a record.
Both parties sign the same baseline at the door — before the inspector leaves. That single act is what makes the report usable when the deposit conversation starts, and what makes the baseline reusable for the next inspection.
Door acknowledgement
Door acknowledgement
Both parties sign the same baseline at the door — before the inspector leaves. It is the step that turns a walkthrough into a record.
Signed at the property
One report, two signatures, one timestamp
- Same PDF, same baseline page, both signatures side-by-side.
- Inspector's seal on the cover page confirms the walkthrough date.
- If a party cannot attend, a deferral addendum is signed the same day.
- Landlordstep 01
Booking confirmed, baseline referenced
Artifact: Job reference + last-known condition baseline attached to the booking.
- Inspectorstep 02
Walks the unit, room by room
Artifact: Photo log + room-by-room findings, time-stamped in local time.
- Both partiesstep 03
Present at the door, evidence reviewed
Artifact: Both parties compare their notes against the inspector's findings on-site.
- Both partiesstep 04
Sign the same baseline before leaving
Artifact: Dual signatures on a single PDF — landlord + tenant, timestamped at the property.
- Inspectorstep 05
Report delivered, signatures sealed
Artifact: Sealed PDF report emailed to both parties within 24–48 hours.
- Landlordstep 06
Baseline reused for the next inspection
Artifact: Move-out / periodic visit appends a delta to the same baseline — not a new report.
What the inspector actually delivers signed
One PDF. Two signatures. One timestamp.
Why both parties, both signatures
A walkthrough only matters when both sides see the same baseline.
Single-party reports drift. Without a counter-signature, the same baseline reads as “landlord only” or “tenant only” — and the dispute is back to square one. Door acknowledgement is what locks in a starting line both sides will defend.
For recurring licensing visits, the baseline is reused and each visit appends a delta — landlord and jurisdiction see change over time, not a stack of disconnected PDFs.
